Developer revises newsagency proposal

A rezoning of Stanwell Park’s commercial area to 3B – which would restrict development to neighbourhood business – has been deferred by Wollongong City Council pending the introduction of a city-wide local environment plan.

The zoning would restrict development to 1sq m of commercial space to 7.5sq m of land, impacting scale and height.

At the February Environment and Planning Committee meeting, councilors decided consideration of the zoning should form part of the upcoming city-wide LEP review.

The deferral allows the redevelopment of the newsagency site on the corner of Stanwell Avenue to go ahead, although developer Bradley Strik has substantially changed his proposal.

He now plans to build four townhouses with shops on the street level.

The option over the adjoining property at 103 Lawrence Hargrave Drive has lapsed and the house has been bought by a group of three local business people for $800,000.

Mr Strik said he was not concerned about missing out on the next-door land.

“The smaller block will keep the development scale down,” he said.

Seven offices of 20sq m each will form part of the development and Mr Strik said this addressed one of the concerns of the previous proposal.

“One of the problems before was that people had to go through living areas to get to the office but now these will be on the ground floor.

“It will be ideal for people wanting to run a business from home.”

The revised proposal is still being considered by Council.
